About the opportunity

Place Kangaroo Point is seeking an experienced Senior Property Manager to join its established and high-performing team.

This is an opportunity for a confident Property Manager who knows their way around a residential portfolio and is ready to take the next step in their career. You'll work alongside experienced leaders in a supportive environment with established client relationships, strong systems and a genuine focus on delivering exceptional service.

We're particularly interested in candidates with previous team leadership experience who enjoy supporting others, sharing their knowledge and contributing to a positive team culture.

What you'll be doing

• Manage and maintain a residential property portfolio, ensuring properties are managed efficiently and proactively.
• Build strong, lasting relationships with landlords, tenants and contractors.
• Oversee maintenance, repairs, routine inspections and property-related matters.
• Manage rental arrears, lease renewals and relevant compliance requirements.
• Ensure accurate documentation, reporting and adherence to legislation and company procedures.
• Proactively communicate with landlords and tenants to deliver a high standard of customer service.
• Identify opportunities to improve processes and support the wider Property Management team.
• Where appropriate, provide guidance and support to team members, helping maintain high standards across the department.

What we're looking for
We're looking for an experienced Senior Property Manager who takes ownership of their portfolio, communicates confidently and enjoys working in a team-focused environment.

To be successful, you'll bring:

• Previous experience as a Senior Property Manager, managing a residential property portfolio independently.
• A current Queensland Real Estate Registration Certificate.
• A valid driver's licence.
• Strong knowledge of Queensland tenancy legislation and property management compliance.
• Excellent communication, organisation and time-management skills.
• A proactive, solutions-focused approach and strong attention to detail.
• The ability to manage competing priorities while maintaining a high standard of service.
• A genuine commitment to building strong client relationships and contributing to a positive team culture.
