About our Client
Our client is one of Western Australia's largest private landlords, with an established, income producing property portfolio worth well over a billion dollars. Its landholding sits close to the Perth CBD and spans several connected precincts covering industrial, office park, retail and specialist uses.

A major multi billion dollar infrastructure program is now unlocking significant new development land across the estate. The property team is small, well resourced and backed by a long term owner, so decisions are made quickly and projects are held for the long run rather than sold off.

The Opportunity
New infrastructure investment is opening up development land faster than ever, and our client needs an experienced Development Manager to turn it into investment ready, approved and serviced sites.

Reporting to the General Manager of Property Development, you will lead strategic subdivision precincts earmarked for significant industrial, large format retail and commercial development.

Responsibilities

Planning and Approvals

• Secure the planning approvals that unlock each precinct, from regulatory submissions through to environmental offsets
• Build approval strategies that hold up with regulators and keep programmes moving
• Lead stakeholder engagement so approvals land with support, not delay

Development Strategy and Feasibility

• Shape staged subdivision strategies that maximise land value and future flexibility
• Build and maintain the financial models that drive investment decisions
• Give clear, commercial advice that guides how the portfolio grows

Delivery

• Take subdivision stages from approval to titled, serviced and ready to build
• Hold consultants and contractors to programme, budget and quality
• Manage the full lifecycle on selected built form projects, from concept to completion

Stakeholders and Partners

• Align internal teams and external consultants behind a shared delivery plan
• Negotiate with confidence across authorities, partners and future tenants
• Build relationships that make the next stage easier than the last

About You

• A relevant tertiary qualification in property, planning, engineering, construction or a related field
• 5+ years in property development, with a proven record delivering land and subdivision projects
• Exposure to built form development, ideally industrial, large format retail or commercial
• Strong feasibility and financial modelling skills, and the commercial judgement to back them
• A confident negotiator who runs multiple workstreams independently and meets deadlines
• Organised, detail focused and collaborative, someone who enjoys being hands on in a small, capable team
