CBIC is a property investment corporation generating financial returns for the benefit of the people of Brisbane. CBIC acquires, develops, divests and manages property, growing assets under management to $500m+. It undertakes alternate investments from time to time to further enhance financial results.
The business is stakeholder focused and connected to the markets in which it operates through its broad industry network, knowledge, and experience to drive performance.
The team have a deep understanding of the unique sector and location dynamics which informs each individual asset strategy.
CBIC is focused on delivering sustainable investment returns and providing to Brisbane City Council (Shareholder) an annual financial dividend to fund its urban landscape improvement initiatives for the benefit of residents and visitors to Brisbane.
CBIC aims to build a strong revenue flow to generate financial returns for to ensure that Brisbane remains on a strong financial footing to fund growth and maintenance into the future.
CBIC is headed by an independent professional board, and it has a small, but dynamic team led by the CEO.
The Company is 100% owned by Brisbane City Council (BCC).

The Capital Transaction Manager is accountable and responsible for all CBIC’s investment activities (i.e., non-development), including the identification and acquisition of investments for CBIC. This senior role is integral in assuring that CBIC meets its strategic objectives and investment return targets. The role requires an in-depth understanding of the key risks and value drivers which impact on direct real estate investments, as well as an innovative approach to performance optimisation.
The role also has the requirement to lead by example to engender a collaborative and positive culture within the organisation and ensure that there is open communication across the business, and with key stakeholder groups, to create a culture of trust and respect.
A key part of the role is liaising with, influencing and managing relationships with a broad range of internal and external stakeholders including, but not limited to the CBIC Board, Investment Review Committee, project partners, consultants, agents and other property industry professional. KEY RESPONSIBILITIES:
The Capital Transaction Manager is responsible for:

Maintaining an up-to-date knowledge of current trends in the property market particularly as these relate to the Company’s activities;

Working with the HOIM and Investment Manager (IM) to jointly prepare a detailed house view that delivers CBIC’s investment strategy

Establishing and maintaining a network of contacts in key markets;

Sourcing and analysing new investment opportunities, including joint venture partner or co-investment identification, if appropriate;

Appointing and overseeing legal, technical and financial consultants required to undertake acquisition and divestment due diligence, managing the acquisition and divestment process through to settlement, negotiating with key stakeholders and presenting investment and divestment proposals to the Board, and working with the Real Estate team to Onboard and Offboard assets in and out of the portfolio;

Maintaining strong communication with and seeking input from the Chief Financial Officer (CFO) to ensure that the business is aware of the financial implications resulting from identified opportunities, and that these align with the corporate objectives and risk on a holistic basis.

KEY SELECTION CRITERIA:
Qualifications:
• Formal qualifications in law, property, commerce or related discipline.
Experience:

A minimum of 5 years’ experience in property or property finance or executing property transactions.

Sound experience with financial modelling (Forbury) and Microsoft Excel.

Demonstrated ability to effectively manage a variety of stakeholders.
